Every home pays one HOA, covering the guarded gate, the pools, courts, playgrounds and trail network, plus design review for any exterior or landscape change. Because Toll Brothers repeated the same floor plans, roughly 2,200 to 6,300 square feet, pricing here tracks lot and view more than layout. As of September 2026, homes were trading mostly in the high one millions to just over three million, with a recent median near $1.9 million. Windgate Ranch is zoned to Scottsdale Unified School District, with homes generally assigned to Copper Ridge School for kindergarten through eighth grade and Chaparral High School, the same as much of the surrounding DC Ranch area.
