Silverleaf
golfguard-gatedluxury
Silverleaf’s character begins with the relationship between architecture and terrain. Mediterranean influences, shaded gardens and tree-lined streets give way to canyon settings and homes that look across the Valley. The mountains feel close; the city opens below.
Within the community, the experience changes with the address. A home near a neighborhood park offers a different daily rhythm from an estate set into the hillside. For buyers, the distinction lies in how a property balances outlook, outdoor living, privacy and connection to the surrounding neighborhood.
The private Silverleaf Club adds another dimension through golf, dining and its social setting. Together, these elements give Silverleaf an identity that extends well beyond the individual home.
"Silverleaf is more than a place to live. It is where the desert, architecture and a deeply considered way of life come together."
Silverleaf is part of DC Ranch, not an alternative to it. It's the guard-gated village at the top of the community, where the desert starts climbing into the McDowells. Silverleaf owners pay the DC Ranch assessment plus Silverleaf's own, build to a stricter Spanish Colonial and Andalusian design standard, and can apply to the private Silverleaf Club. The rest of DC Ranch is more open and generally trades at lower prices.
The Silverleaf Club sits inside the gates, built around a Tom Weiskopf course in the canyon. Membership is separate from buying a home and isn't automatic: you apply, you need a current member to sponsor you, and golf memberships have carried a waitlist. The club doesn't publish its fees, and the numbers quoted online disagree, so we confirm current terms with the club before you make an offer that depends on joining.
Two layers. Every home pays the DC Ranch community assessment, and Silverleaf adds its own for the guarded gates, patrol and common landscape. Club dues are separate from both. Design review is the part that matters more day to day: exterior changes, materials and even landscape plans go through the architectural committee before work starts. Dues vary by neighborhood and home type, so we confirm the figures for the specific property before you write an offer.
Broad, because the community is. Homes in the Village and Arcadia generally trade in the low millions, Upper Canyon estates run well into the eight figures, and most of the volume sits in between. In August 2026, active listings ran from about $3 million to $37 million. Lots range from a third of an acre in Arcadia to several acres in Upper Canyon. We'd rather show you three current comparables than quote an average.
Silverleaf is in Scottsdale Unified School District. Homes are generally zoned to Copper Ridge School for kindergarten through eighth grade and Chaparral High School. District boundaries do get redrawn, so confirm the specific address with SUSD's school finder before it drives a decision. We check it for every home we show.
About twenty minutes to Old Town Scottsdale, twenty-five to the Scottsdale Airpark for private departures, and forty to Sky Harbor outside of rush hour. Groceries, schools and the Market Street shops at DC Ranch are five minutes down the hill.
Regularly. Owners in Silverleaf are rarely in a hurry and often prefer not to list, so a meaningful share of activity never reaches a public search. Those come to us by relationship, and we share them by phone, not by email blast.
Off Thompson Peak Parkway at the north end of DC Ranch, roughly twenty minutes from Old Town Scottsdale and forty from Sky Harbor.
