Grayhawk offers several ways to find a place in North Scottsdale. Its two principal villages, The Park and The Retreat, give the community distinct residential settings, with different relationships to neighborhood activity, gated access and shared amenities.

That variety makes the individual neighborhood especially important. Within The Retreat, pools and tennis courts are provided at the neighborhood level. The experience of ownership depends on the particular address, its surroundings and the spaces available nearby.

For buyers, Grayhawk rewards a closer look beyond the community name. The right home may be defined by an outdoor area that works beautifully, a manageable ownership routine or the ease of settling into familiar surroundings. Its appeal is in the range of lives it can accommodate.

What buyers ask us first.

Grayhawk and DC Ranch are the two communities buyers cross-shop most in this price range, and the real difference is structure. Grayhawk covers about 1,600 acres and nearly 3,800 homes around two public, daily-fee golf courses, so gates are light and course access is open to anyone booking a tee time. DC Ranch is a larger, more custom master plan built around a private country club and guard-gated villages. Grayhawk generally prices lower; DC Ranch trades on privacy and larger lots.

Golf works differently here than in most guard-gated communities. Grayhawk Golf Club's two courses, Talon and Raptor, are daily-fee public courses open to any golfer who books a tee time, not a private club tied to home ownership. Residents and the public can also buy the annual White Tee Card, priced at $1,500 for new members in 2026, which lowers green fees and adds guest rounds and dining perks. There is no home-purchase requirement and no waitlist to play.

Grayhawk has up to three layers of assessment. Every home pays the master Grayhawk Community Association fee, billed quarterly, covering trails, greenbelts, parks and common landscaping across the master plan. Homes in the guard-gated Raptor Retreat or Talon Retreat add a Retreat Village Association fee for private streets and the entry gates, and condo owners add their own sub-association fee. The association doesn't publish current rates online, so we confirm the exact figure per address before writing an offer.

Price in Grayhawk depends heavily on which of the two main sections you're in. The Park holds condos, townhomes and single-family homes from around $400,000 to the high $800,000s, plus some single-family product running higher. The guard-gated Retreat, split into Raptor Retreat and Talon Retreat, generally starts homes at 2,500 square feet and $900,000, with the largest estates well past $1.6 million. As of September 2026, the community-wide median for detached homes sat near $915,000.

Most of Grayhawk is zoned to Paradise Valley Unified School District, not Scottsdale Unified, despite sitting inside the city of Scottsdale. Grayhawk Elementary sits inside the community itself, and its attendance area feeds into Pinnacle High School. Grayhawk spans a large footprint, so it is worth confirming the district for a specific address, since boundaries for master plans this size can vary block by block. We confirm the zoned schools with the district's own finder for every home we show.

It depends on the segment. As of September 2026, single-family homes in Grayhawk were selling at about 96.6 percent of list price with roughly 4.3 months of supply, a market tilted slightly toward sellers, while condos moved a bit faster at 97 percent of list.
