The figures quoted online vary by listing and rarely say what they include, so treat any number you see as a starting point, not a quote. Roughly two hundred sixty homesites across custom lots and a small enclave of villas, spread over about six hundred forty acres wrapped around Pinnacle Peak's north side. That scarcity is structural, the community isn't adding lots, so supply stays fixed while North Scottsdale demand keeps growing. It's also why homes rarely sit on the open market long once they're priced right.

Estancia is zoned to Cave Creek Unified School District, generally Desert Sun Academy, Sonoran Trails Middle School and Cactus Shadows High School. Boundaries can shift and a handful of nearby addresses fall differently, so we confirm the specific parcel against the district's own boundary map before it drives a decision. Supply is the whole story here. Fewer than three hundred homesites exist and turnover is naturally slow, so well-priced listings tend to move quickly even in a cooler broader market.
