Desert Mountain is the biggest of the three, dozens of villages organized around six Jack Nicklaus courses plus Seven, a par-3 short course, built for buyers who want the deepest amenity base and a lifestyle they settle into for years. Silverleaf is smaller and more architecturally uniform, inside DC Ranch. Estancia is the most exclusive, roughly two hundred sixty homes around one course, with membership by invitation only. The club runs three tiers: full golf access to all seven courses, a golf membership limited to No. 7 with lighter dues, and a lifestyle membership with no golf. Membership isn't automatic with a home purchase, you apply, and Desert Mountain has kept a waitlist in recent years. Initiation figures vary by source and change often, so we confirm the current numbers and wait times with the club before you make an offer that depends on joining.
Two layers, like most large Scottsdale golf communities. Every home pays Desert Mountain's master association for guard gates, patrol and community-wide roads, and each village layers on its own dues for local landscaping and design review. Architectural review is strict here, exterior changes and even landscape plans go through committee. Dues vary by village and home type, so we confirm the current figures for the specific property before you write an offer.
Buyers and agents group them informally as lower, middle and upper. Lower villages sit near the Sonoran Clubhouse with more villas and patio homes on smaller, low-maintenance lots. Middle villages mix fairway homes with custom lots near half an acre to an acre and a half. Upper villages climb into the ridgelines, multi-acre home sites, longer views and a few degrees cooler than the valley floor. None of this is official, just how the market talks about it.
Wide, because the community spans eight thousand acres and every price tier within it. Estates in the upper villages sit at the top of the North Scottsdale market, while lock-and-leave villas start well below them. Public medians swing with the mix of what sold that month. Desert Mountain is zoned to Cave Creek Unified School District, generally Black Mountain Elementary, Sonoran Trails Middle School and Cactus Shadows High School. That surprises people who assume the district shares the community's name, it doesn't.
