Not a town one. The Town of Paradise Valley doesn't levy a property tax, and its own budget policy says it won't rely on one. It runs mostly on sales, construction and resort bed taxes. Owners still pay Maricopa County property taxes, which fund schools, the county and other districts, so it means no town line on the bill, not a zero bill.
Mostly because the land can't be divided. Most of the town is zoned R-43, one house per acre, and the town's general plan commits to keeping it that way. Add Camelback views, resorts like Sanctuary and Mountain Shadows inside town limits, and a location between Scottsdale and central Phoenix, and supply stays fixed while demand doesn't.
Paradise Valley is its own town, almost entirely acre-lot homes and resorts, with very little retail. Scottsdale is a full city, with denser neighborhoods, Old Town dining and nightlife, and its own airport. Buyers usually choose Paradise Valley for land, privacy and a central location, and Scottsdale for walkability and a wider range of price points.
Yes, within limits. Arizona law restricts how far towns can ban short-term rentals, so Paradise Valley regulates them instead. Operators need a town permit, and the rules cover insurance, guest screening and noise. Despite the name, Paradise Valley Unified mostly serves north Phoenix. Much of the Town of Paradise Valley is in Scottsdale Unified instead, and some addresses fall in other districts.
