For Sellers

A sale is a decisionbefore it is a listing.

Selling a considered home is not the same as putting it on the market. Before anything is published, an advisor here works through what the house is worth, who is likely to buy it, and whether it should be offered privately first. Nothing goes public until the pricing and the story are ready on the same day.

Private client list first. Then the market, with everything ready. The order matters
02How A Listing Runs

How a listing runs here.

Three moves, in order. Most of the work happens in the first one.

The valuation

It begins with a number and the reasoning behind it. We read the house, the street, and what has actually closed nearby, and give you a view you can hold us to. If the honest answer is to wait, that is the answer you get.

Private client list first

New properties are released to our private client list before they appear anywhere else, and move advisor to advisor across our networks before they are listed. Some homes sell there and are never listed at all. That is a choice you make with your advisor, not a default.

Then the market, on your terms

When a home does go public, it goes with the photography, the pricing, and the story finished. Nothing is published until all three are ready on the same day, and nothing about the terms requires you to hurry.
